Getting started
What is TourTime?
TourTime plans and runs multi-home showing tours for buyer's agents. You add the homes, it orders them into the shortest drive, schedules each showing around the windows listing agents give you, texts those agents the showing request, and hands your buyer a clean itinerary they can follow on their phone.
Do I need to install an app?
No — TourTime runs in your phone's browser. For a full-screen, app-like version, open TourTime in Safari (iPhone) or Chrome (Android) and choose Add to Home Screen. You get an icon, no browser bars, and it opens straight to your home screen inside TourTime.
I forgot my password.
On the sign-in screen, choose the forgot-password option and enter your email. TourTime emails you a link to set a new one — no old password needed.
Building a tour
How do I create a tour?
From Tours, tap New Tour. You give it a name (“Saturday Showing Day”), a date, the time you're starting, where you're starting from, and how long you expect to spend at each home. The start location is where your day actually begins — your home, your office, wherever you're meeting the buyer — and the first drive is measured from it, so it's worth getting right. All of it can be changed later from Edit Tour.
How do I add homes to a tour?
Open the tour and add each home by address — the field autocompletes as you type, so pick the suggestion rather than typing the whole thing. You can add the listing agent, a showing duration, access instructions, and private notes at the same time. If you have the MLS number, entering it fills the address in for you (and vice versa), and homes in the listing feed show a photo on the route card, which makes them much easier to recognize while you're driving.
Can I change how long I’ll spend at a home?
Yes, three ways: set the default for the whole tour when you create it, override it on an individual home when you add or edit it, or change it right on the route card with the Showing dropdown. Changing a duration shifts every arrival time after it, so TourTime offers to reoptimize.
Can I put the homes in my own order?
Yes — drag them into the order you want on the tour's properties screen. TourTime recalculates the drive times and arrival times for the order you chose and leaves it alone. Stops are only reordered when you ask for an optimization.
Route, timing & showing day
How does route optimization work?
TourTime sends your start location and every home to Google's routing service and gets back the stop order with the shortest total drive, using real road distances and typical traffic — not straight-line distance. Any time windows you've set are respected: a home with a window is scheduled inside it and the rest of the day is built around it. If the order comes back unchanged, that just means the order you had was already the shortest.
What is a time window, and how do I set one?
It's the window the listing agent will let you in — “between 10:00 and 11:00.” Tap + Set window on a home's route card to enter one (times move in 5-minute steps). Once a window is set, optimization schedules that showing inside it instead of wherever the driving order would naturally put it, and the window goes into the text you send that agent.
One of my homes has a red clock badge. What does that mean?
That's a window conflict: with the current start time, drive times, and showing durations, TourTime can't get you to that home inside the window you entered. Something has to give — widen the window, shorten a showing, drop or move a stop, or start earlier — then reoptimize and the badge clears.
When should I tap “Reoptimize Route?”
The button appears on its own whenever something that affects the schedule has changed since the last optimization — you set or edited a time window, changed a showing duration, or moved the tour's start time or start location. If it isn't showing, your route is already current. Afterwards, watch for Follow up — time shifted after reoptimize on a card: that means an agent you already texted is still expecting the old time, and tapping the text button sends them the new one.
How do I run the tour on showing day?
Open the tour and tap Start Tour. You get one stop at a time — “Stop 2 of 6” — with the address, arrival time, access details, a navigate button that hands off to Google Maps, and a text button for that home's listing agent. Access codes appear in the home's access instructions: when an agent texts one back TourTime files it there for you, unless you've already written your own instructions, which it never overwrites.
Texting listing agents
What exactly does TourTime send, and to whom?
A short showing request in your name. For a Saturday showing it reads:Hi Dana, this is Craig Corry with Corry Realty. I'd like to show 128 Oak St, Springfield on Saturday, Aug 8 between 10:00 AM and 11:00 AM. Can you confirm availability and share any access instructions (lockbox/gate code)? Reply to this text. Reply STOP to opt out. Thanks! Sent using TourTime - learn more at tourtime.appThe message icon on a card texts that one listing agent; Text all listing agents sends to everyone on the tour who hasn't been contacted yet. If one agent has several homes on the same tour, they get a single numbered message instead of several separate texts.
Why does it say “Listing agent needs to opt in”?
Mobile carriers require that anyone receiving automated business texts has agreed to get them, so TourTime will not text an agent who hasn't opted in. Tap Copy opt-in link and send that link however you normally reach them — they can also text YES or START to the TourTime number, or use tourtime.app/sms-opt-in. One opt-in covers every TourTime agent who ever needs them, forever. The same message appears if an agent has replied STOP, which opts them out until they opt back in.
The agent won’t opt in. Can I still send the request?
Yes. Tap Copy showing request text and the same message is copied to your clipboard — paste it into a text from your own phone. You lose the automatic reply reading, so you'll set that home's status and access code yourself.
What do the message statuses mean?
Pending — sent, waiting on a reply. Confirmed — the agent agreed to the showing. Reschedule requested — they want a different time. Message not delivered — the carrier rejected it. Listing agent needs to opt in— they haven't consented to TourTime texts yet. Landline— the number on file can't receive texts at all. If the text button is greyed out, nothing has changed since the last message; edit the window, address, or agent and it comes back.
What happens when an agent replies?
Replies come back to TourTime, not to your personal number, and the app does the work: it pulls out a lockbox or gate code and drops it into that home's access instructions, then marks the home confirmed or reschedule-requested. You get a banner when one lands, and the whole back-and-forth is on the home's Details screen. Replies are checked about every 45 seconds while you have TourTime open.
“That agent’s number can’t receive texts.”
The number on file is a landline or an office line. Enter their cell right there in the warning and the send retries on the new number. TourTime updates both this home and the shared agent directory, so the wrong number doesn't come back the next time you add one of their listings.
A listing agent declined. What happens to the rest of my day?
You decide. TourTime shows a prompt on that home: drop it from the tour, and the remaining arrival times are recalculated (the order stays put), or keep it and handle it yourself. If dropping the home now gets you to a confirmed showing well ahead of schedule, TourTime offers to text that agent and ask whether you can come early.
Sharing with buyers
How do I share the itinerary with my buyer?
On the route screen, tap Buyer-facing itinerary. TourTime creates a link you can text to your buyer — no account, no app, no sign-in on their end. It opens to the day's stops in order.
What can my buyer actually see?
The address of each home, the order, what time you'll be there, and a directions button. Access codes, lockbox instructions, your private notes, and listing agent contact details are never on the buyer link. Buyers can add their own notes and photos to each home — that content lives on their link only, is never shown to listing agents, and is separate from your own notes.
Can I turn a buyer link off?
Yes. Revoke it and the link is dead immediately, wherever it was forwarded. You can also regenerate it, which kills the old URL and mints a fresh one in the same step — useful if a link went to the wrong person.
How does buyer ranking work?
On their itinerary, your buyer drags the homes into their own order, best to worst. You read the result in Buyer Interactions— pick the tour and you get the ranking alongside each home, which is a much better conversation starter than “so what did you think?”
Listings, plans & billing
What is the Listings section, and why is mine locked?
Listings is the other side of your business: register the homes you represent, hand buyer's agents a link to request a showing, and confirm or decline from your phone — TourTime texts the buyer's agent the answer, with access instructions on a confirmation. It's part of the Max plan, which is why it shows locked on Pro. Everything else — tours, routing, agent texting, buyer itineraries and rankings — is on both plans:

How does the free trial, switching plans, and canceling work?
You get 14 days with everything on your chosen plan unlocked, and your card isn't charged until the trial ends — Account & billing shows the exact date of the first charge, along with current pricing. Switch between Pro and Max there any time; a switch during the trial charges nothing that day, the new price simply takes effect when the trial ends. Cancel there too, and you keep full access to the end of the period you've already paid for.
